It’s called a “Notice of Trustee Sale.” This document is the bank’s first step towards foreclosing on the property and will detail almost everything you want to know, such as the owner’s name, property address, tax parcel number, original amount owed, auction date, auction location & who the bank is.

Keep in mind that these properties have only recently entered the foreclosure process. They are not yet bank owned (REO) and they may not even be for listed for sale. But this is the same way that those “foreclosure websites” get their info from but make you pay for it.

Apache Junction is located in 2 counties (Maricopa and Pinal), each with their own separate foreclosure databases. So, to get access to free and unlimited lists of Apache Junction foreclosures, below are separate instructions for each county’s foreclosure databases.

  1. Scroll down beneath these instructions (ignore any warning words in red)
  2. On the left side under “Quick Links,” click on “Recorded Docs.”
  3. SKIP the fields asking for recording #, business name, last name, first name or middle initial
  4. Choose from the “Document Code” drop-down menu a specific type of document called a “Notice of Trustee Sale” or “N/TR Sale”.
  5. Choose a date range (keep your date range as short as possible because there are tens of thousands of properties in foreclosure)
  6. Click search
  7. A new window will open up which will list all properties in foreclosure within your date range
  8. To view the property info, click any recording number which will open a new window.
  9. Select the PDF option. DO NOT CLICK “Buy Document.” Instead, scroll to the far top right of the page & click the number above “View Unofficial.”
  10. Now you can view the foreclosure document which will list the property address, owner’s name, original amount owed, lender info & auction date/location.

  1. Scroll down beneath these instructions (ignore any warning words in red)
  2. Look for the section “Document Type
  3. Type the word ‘SALE’ in the ’1st Caption’ box (word ‘SALE’ means Notice of Trustee’s Sale, which is the bank’s public notice of foreclosure auction)
  4. Leave Year unchanged
  5. Choose the month you want to search (don’t search more than 3 months prior to today as it only takes 90 days for the bank to complete the foreclosure process)
  6. Click ‘GO’
  7. A new window will open up which will list all properties in foreclosure within your date range
  8. To view the property info, click on any number in the ‘Fee Number’ column which will open a new window.
  9. Click the GREEN button that says ‘View PDF Document’ (may need to disable pop-up blocker)
  10. Now you can view the foreclosure document which will list the property address, owner’s name, original amount owed, lender info & auction date/location.

How to buy these properties

To buy one of these Apache Junction foreclosures before they go to auction, you could:

  1. Call the owner who may not even know they’re in foreclosure;
  2. Mail them something in order to get them to contact you;
  3. Knock on their front door. Keep in mind, the owner may not live there , may not even know he/she is in foreclosure, may have been contacted by hundreds or thousands of others like you, may be embarrassed and/or upset and may not have even any equity in their property … owing more than what it’s worth;
